How long does a tenant reference take in 2026?

This is probably the question we get asked more than any other, so let's start with a straight answer: at Vorensys, most tenant references are completed within 48 hours. Some come back faster - credit checks and Open Banking verifications can be almost instant - and occasionally one takes a bit longer if we're chasing third parties. But 48 hours is a reliable benchmark for a full, comprehensive reference.

Of course, there's a difference between how long the referencing could take and how long it actually takes. A lot of that comes down to things within the agent's and tenant's control. So let's talk about what speeds things up and what slows things down.

What happens during a tenant reference?

A typical reference involves several separate checks running in parallel:

  • Credit check - we pull three years of credit history through Equifax. This is automated and comes back within minutes.
  • Bank account validation - confirms the applicant's bank details are genuine and match their identity. Again, automated.
  • Income verification - either through Open Banking (instant, with the tenant's consent) or by contacting their employer or accountant directly. This is usually the piece that takes the longest if Open Banking isn't used.
  • Previous landlord reference - we contact the applicant's current or previous landlord to verify tenancy dates, rent amount and whether there were any issues. Response times vary.
  • ID verification - if the applicant uses our Yoti digital ID service, this takes about five minutes. Otherwise, agents verify identity manually and upload the documents.
  • AML and sanctions screening - automated checks against financial sanctions lists and politically exposed persons databases. Instant.

As you can see, most of the automated checks are done within minutes. The bottleneck is almost always the third-party references - employers, landlords, and accountants.

What slows things down

Over the years, we've noticed the same things causing delays time and again:

Employers who need a signed authorisation before releasing information. Some companies, particularly larger corporates, won't confirm employment or salary details without a written consent form signed by the applicant. If the tenant hasn't done this in advance, we have to go back to them, they sign it, we resend it to the employer, and then wait for the employer to process it. That alone can add two to three days.

Landlords who don't respond. It sounds simple enough, but chasing a previous landlord who doesn't reply to emails or answer the phone is one of the most common causes of delay. Private landlords are particularly tricky - they're often not set up to handle reference requests and may not even realise they're expected to provide one.

Incomplete application forms. Missing contact details for employers or landlords, incorrect dates, wrong postcode - anything that means we have to go back to the applicant for clarification adds time.

How to speed things up

There are a few things agents can do to keep turnaround times to a minimum:

  1. Use Open Banking. Seriously, this is the single biggest time-saver. Instead of waiting days for an employer or accountant to confirm income, Open Banking pulls verified income and expenditure data directly from the tenant's bank account in seconds. It's more accurate too - no more squinting at photocopied payslips.
  2. Ask tenants to read our tenant guidance form before applying. It tells them exactly what documentation they'll need based on their circumstances. Tenants who come prepared submit cleaner applications.
  3. Tell tenants to give their employer and landlord a heads-up. A quick email saying "you'll be getting a reference request from Vorensys" makes a surprising difference to response times.

What about urgent references?

We understand that sometimes you need an answer quickly. If a landlord is pushing for a move-in date or you've got multiple applicants competing for a property, turnaround time matters.
